  • Automated blinds to reduce overheating and reduce AC
  • Passive solar shading modeled in at concept design stage

 Construction details/techniques to achieve industry best practices

  • All lower exterior and interior walls ICF for sound performance
  • Comslab suspended concrete floor on main level for sound proofing between main floor and media room
  • Low maintenance exterior siding materials for long term durability including metal facia, stone and phenolic resin siding
  • Inset windows for improved waterproofing and energy performance
  • Raft slab on piles to ensure no differential settlement to protect finishes
  • Warmboard radiant heat sub-floor for optimum heat delivery and control
  • Separate HVAC for AC and supplemental heating if required
  • Water, sewer and power all had to be brought to site
